The five things every NRI must know.

Eligible property types

You can buy residential + commercial. Agricultural land, plantation land, and farmhouses are OFF the table without RBI approval.

Funds must come through banking channels

Use NRE / NRO / FCNR accounts or inward remittance. No cash consideration. Every rupee must show a trail.

Tax at source (TDS)

Seller withholds 20-30% TDS on your rental income / capital gains. Plan a Lower-Deduction Certificate before you sell.

Repatriation limits

Up to USD 1M per financial year from NRO. NRE funds are freely repatriable. Sale proceeds of up to 2 residential properties can be repatriated.

PAN + KYC

PAN is mandatory. Your bank + registrar both need updated KYC before any transaction can close.

POA-first workflow

Power of Attorney — done right, once.

A weak or over-broad POA is the single most common reason NRI transactions fall apart in Karnataka. We make sure yours is specific, registered, and revoked cleanly the moment the job is done.

Registered vs Notarised POA

For registration in Karnataka, use a REGISTERED (not just notarised) POA. Notarised abroad? It must be apostilled + adjudicated in India.

Specific-purpose POA is safer

Grant only the specific act (sign this sale deed, register this khata) — not a general blanket authority.

Original + certified copies

The sub-registrar needs the original POA at registration. Keep 3 certified copies for bank, society, and BBMP.

Revocation on record

The moment the transaction is done, revoke the POA and file the revocation. This is often skipped and later causes disputes.

Video-verify signing

Get the signing session video-recorded — some banks and registrars are now asking for it for high-value transactions.
