ALPHADESK

Intelligence before capital.

Enterprise Use · Deep brief

One decision layer for every institutional
real-estate workflow.

AlphaDesk Intelligence Cloud is the API layer your credit team, product team, or advisory team drops in when a property is on the table. It returns a scored, source-backed, reason-coded decision packet — the same envelope every time — so twelve different stakeholder workflows can share one intelligence backbone.

1. The problem we solve

Every institution touching Indian property re-invents the same five questions independently: what is this worth, how liquid is it, how solid is the builder, is the paperwork ready, and is the price reasonable. Each team pieces the answer together from brokers, valuers, RERA portals, listing sites, WhatsApp forwards, and internal spreadsheets — with no versioning, no confidence, and no auditable trail.

AlphaDesk consolidates those five questions into a single API contract with model versioning, provenance metadata, confidence scoring and reason codes on every response. Your team stops answering the same question in five different ways.

2. What you actually receive on every call

Every scored response follows this envelope — no matter which endpoint you hit:

  • alpha_score · a 0–100 composite of location, liquidity, demand, builder and price-fit
  • valuation · fair-value low/high, quoted-price deviation %, rate/sqft used
  • negotiation · opening offer · buy ceiling · maximum rational price
  • returns · base / bear / bull IRR + rental yield + assumed CAGR
  • risk.flags[] · negative-impact reason codes with severity + category
  • decision.verdict · BUY · BUY_WITH_CONDITIONS · NEGOTIATE · WAIT · SKIP
  • reasons[] · signed-impact codes (e.g. PRICE_ABOVE_MARKET: −10) so you can attribute every point of the score
  • provenance[] · per-signal source, source_type, as_of timestamp — audit-log ready
  • confidence_score · 0.0–1.0, capped when signals are unresolved (never fabricated)
  • model_version + benchmark_version · reproducibility across time
  • request_id · unique per response; use it in your internal ticket / credit file

3. How six stakeholders use the same API

Banks · HFCs · NBFCs

Independent collateral intelligence for underwriting. Post a property → get fair value, deviation, builder risk, liquidity, legal readiness. Bulk-upload the credit pipeline as CSV → receive one institutional PDF per file with your credit officer's cover sheet + AlphaDesk methodology stamp.

Developers

Before you launch: which corridor, what price, what configuration, what absorption. After you launch: watch your project's demand score vs. competing supply and reprice inventory quarterly.

Wealth managers · Family offices

Portfolio-level modeled value, CAGR, IRR, concentration by builder and location. Flag assets to review before quarter-end. Treat real estate like a defensible asset class.

Advisors · Brokerages

Every client walks away with an evidence-backed recommendation: AlphaScore, fair-value band, negotiation range, buyer-fit and side-by-side comparison — white-labelled with your logo.

PE · AIF · Institutional funds

Project screening + developer screening + micro-market forecasts with full audit trails. Every decision packet is reproducible from its request_id, model_version, and benchmark_version.

Portals · CRMs · PropTech

Embed AlphaScore, Fair Value, Builder Score, Negotiation Range and Property Compare inside your existing product via REST, JSON and signed webhooks — one integration, six revenue features.

4. Integration story — day-one to day-thirty

  1. Day 0. Import our Postman collection or OpenAPI 3.1 spec. Paste your sandbox key. Run the flagship endpoint. Read your first AlphaScore.
  2. Day 1–3. Wire the flagship POST /api/v1/property/intelligence into your internal ticket / loan-application form. Store every request_id alongside your case for audit.
  3. Day 3–10. Add the modular endpoints your team actually uses: valuation for credit, liquidity for portfolio, negotiation for advisory, legal readiness for pre-underwrite screening.
  4. Day 10–20. Wire the batch endpoint for backfill / bulk-underwrite. Enable signed webhooks so completed batches push into your workflow tool.
  5. Day 20–30. Go live in ad_live_ mode. Institutional PDF reports drop straight into your credit files.

5. Product boundary — what AlphaDesk is not

We are deliberate about what this product is not:

  • Not a regulated valuer or a substitute for one.
  • Not a legal certifier — our legal readiness is a document-completeness screening, not clearance.
  • Not an underwriting engine — we surface property-side signals; policy stays with the lender.
  • Not a listings site or a brokerage — DesiAcres Realty is a separate commercial entity, and AlphaScore is never silently boosted for commercial relationships.

Every response carries a disclaimer field so your product surfaces it downstream when required.

6. Governance & auditability

Model changes generate new model_version strings — old versions remain queryable so historical decisions are reproducible. Manual overrides require an authenticated reason, user, timestamp, and approval, all captured in the audit log. See the fullmethodology pagefor weights, sources, limitations and the validation roadmap.

7. Security & multi-tenant isolation

  • Bearer API keys (ad_test_ / ad_live_). SHA-256 hashed at rest, shown once.
  • Per-org rate limits and monthly quotas — no cross-tenant leakage.
  • Signed HMAC-SHA256 webhooks with timestamped delivery IDs.
  • PII minimisation — property inputs are metered; identifiable buyer PII is never required to score a property.
